Procedures for Multi-Residential & Duplex Projects

  1. Our procedure for Duplex and Townhouse projects differs from our standard procedure for single residential homes.  This is because Duplex and Townhouse construction falls under Town Planning and there are specific requirements in relations to fire walls, private open space, vehicle access and parking etc.
  2. We cannot provide an estimate on any designs/plans before Development Approval has been granted. This is because Council may require changes to be made to the initial designs which can significantly affect the building cost and this may not be apparent until Development Approval has been given.
  3. With all multi residential projects, you will require a full set of working drawings and DA Application will need to be submitted and granted before engaging Gold Award Homes.

IF YOU DO NOT HAVE WORKING DRAWINGS:

  1. You can appoint your own Designer to create a concept and working drawings for your project.   OR 
  2. Use our duplex concepts and have our recommended Residential Designer/Draftsperson adapt these for your project. OR
  3. Use our recommended Designer to work on your own concept and create plans for your project.

(We can provide you with contact details for our recommended Designer, the fee for these services is determined by the size and complexity of each individual project and this can be discussed with the Designer.)

  1. When you have full working drawings and Development Approval we can assist with obtaining Engineering drawings.
  2. Our Estimating Department will then be able to provide a contract price to build as per our Standard Inclusions or Investor Edge Inclusions. The fee payable for this is determined by the size of the project and will be deducted from the build price if you proceed to contract.

IF YOU HAVE YOUR OWN WORKING DRAWINGS AND DEVELOPMENT APPROVAL:

  1. We can assist with Engineering if required and our Estimating Department can provide a contract price to build as per our Standard or Investor Edge Inclusions. The upfront fee payable is determined by the size of the project and is deducted from the final contract build price.

TOWNHOUSE OR GROUP TITLE PROJECTS:

  1. Due to the complexities of these projects and complicated town planning requirements, you will need to appoint your own Designer to develop the necessary drawings to obtain Development Approval. When you have approved plans we can assist with Engineering if required.

Our Estimating Department will then be able to provide a contract price to build as per our Standard Inclusions or Investor Edge inclusions. The fee is determined by the size of the project and is deducted from the build price if you proceed to contract.
