PROJECT
The project incorporates sixty three (63) residential allotments ranging in size from 531 m² to 813 m² with an average size of 650 m². Included in the project is a child care centre situated on the eastern side of the development on the corner of Gaudron Close and High Court Drive. On the corner of Hogg and Tor Streets (on the north-eastern corner of the project), there is a proposed community convenience centre; which will be made up of seven tenancies with the anchor tenant being a supermarket.
RESIDENTIAL
The zoning for the area is neighbourhood residential. Accordingly, eleven (11) of the sixty three residential allotments; due to their size; are suitable for development as duplex sites (subject to Council approval). The remaining lots include thirty three (33) allotments; most fronting on to the privacy and security of cul-de-sac streets. Eight (8) of the lots back onto the adjacent parkland which is approximately 3.4 ha (approximately 8.4 acres) in total.

It should be noted that the pricing of a lot may change from time to time. Price changes can occur both positively and/or negatively, based on market conditions.
LAND SALES ACT
As the construction works have not been completed at the time this Information Sheet was prepared, the residential lots from this project are being sold under the provisions of the Land Sales Act 1984. The Land Sales Act provides for the contractual sale of a lot (using a standard pro forma REIQ contract); with particular Special Conditions. Sales under this Act occur where civil construction associated with the project has not been commenced; or has been commenced and is in the process of being completed. Settlement for each sale transaction does not occur until the Plan of the Lot has been sealed and registered. The Act provides for protection for the buyer. When sales occur under the Land Sales Act the buyers are provided with the provision to elect whether they physically inspect the actual metes and bounds of the subject property they are purchasing or not. Furthermore, the intending buyer is also supplied with a Disclosure Plan; supplied by a registered Surveyor. The Disclosure Plan shows the finished level of the land on the allotment; thereby allowing the buyer to assess their plans and costings for building. COVENANTS

SETTLEMENT OF CONTRACTS
The contract will provide a Special Condition for the Plan to be lodged for registration within 180 days of the contract date. It is anticipated that the Plan will be registered by the end of August/beginning of September 2008. Settlement is to be effected within 14 days after the registration of the Plan for the subdivision.
CONSTRUCTION
It is anticipated that the construction of the subdivision will be completed by the end of July 2008. This will be an ideal time to get started on your new Gold Award Turnkey House & Land Package.
LOTS TO BE BENCHED AND RETAINED
All lots will be levelled (with minimum crossfall) so that your builder may not be required to undertake any further earthworks to level your lot. In addition, retaining walls will be constructed on those lots which require them.
CHILDCARE CENTRE
The Childcare Centre site has approval for a seventy five (75) child capacity. The childcare centre is located adjacent to and on the western side of the convenience centre (Lot 78). Jilbridge is currently seeking an operator for the Childcare Centre. If interested, please contact any of the Agents for further details.
CONVENIENCE CENTRE
The convenience centre which will be located on Lot 77 is 1000 m² (under roof) with an aggregate lettable area of 800 m². Council’s approval is for a Convenience Centre including Office (Service), shops, Supermarket and Medical Centre. These uses can be amended by application to the Toowoomba City Council (TCC). Jilbridge currently has a Laundromat, Hair Salon and Real Estate Agent for Tenancies 1 and 2 (Tenancy 1 to be split). IGA has approved Tenancy 3 as a potential site for one of its supermarkets, subject to a suitable operator being obtained.
